Kensington Townhouse
2-storey townhouse built in the 90’s.
Full Style with some pre-styling improvement works carried out.
Improvement works to the property were carried out over a two-week period. Part of the initial consultation brief was to suggest pre-styling improvements that did not break the bank, which the vendors happily took on board.
This included fresh paint throughout, new window treatments, kitchen cabinetry painted over only and not changed, garden maintenance, and a deep clean of the property. No budget was allocated to refurbishing the bathrooms, so these were left as is.
The Challenges
Downstairs walls were painted cream, windows had traditional style drapes with pelmet and tassels, kitchen cabinetry in the orange timber look with terracotta floor tiles.
Upstairs walls were painted a combination of baby blue and cream, and the main bedroom had the typical “feature” wall colour behind the bed – a treatment that was very popular in the 90’s.
The Solutions
The walls throughout the entire property were painted in Lexicon White. This is a popular choice for a modern interior. Lexicon looks great with greys and neutrals.
The kitchen cabinetry was painted white to reflect more light into the kitchen and this also helped to tone down the peach floor tiles which were retained. Painting the kitchen white instead of replacing the cabinetry saved the vendors thousands of dollars, and it also meant the tiles were no longer so noticeable.
The charcoal grey roller blinds that were installed work in harmony with Lexicon and have a contemporary look. Whilst this was the most expensive improvement made to the property, in the big scheme the blinds were quite economical.
Coupled with fresh paint, changing the window treatments over to something that looks current and on-trend, made the biggest difference. This created the blank canvas that then allowed us to go in and style the property with soft neutrals, cool greys and beautiful green tones to give it the WOW factor!
The furniture we selected for this property was a mix of contemporary and light Scandinavian to really highlight the light filled aspect of the home in the dining room. This also was to let more light in the lounge and home office which are both South facing and light restricted.
The bedrooms were styled to create a feeling of luxe with a sage tufted headboard in the main bedroom and luxurious velvet and linen cushion options layered with a chunky knitted throw. The other two bedrooms had a different look to the main, but both equally beautiful with white, blue and light grey tones in one, and black, grey and rust in the other.
The result of styling and making small improvements gave this townhouse a whole new look that could now appeal to a broader market in inner-city Kensington.
