DOES HOME STAGING WORK?
Nothing appeals more to a buyer than a clean and defined space without all the clutter and personal effects of those currently living there. This helps to create an emotional connection with the property, which can lead to a faster sale and a higher selling price.
Often, small and inexpensive changes can have a massive effect and should be considered in the pre-sale planning phase.
We assess the property and review your furniture items and personal belongings first. Sometimes these items can be utilised and incorporated into the staging. If you choose to remain in the property during the marketing campaign, we call this a ‘partial style’. It means we curate a package of blended items, some of yours and most of ours.
The most effective way to complete a home staging is when the property is completely empty and remains vacant during the sales campaign. We call this a ‘full style’. A full style allows for a blank canvas and a cohesive interiors scheme to be implemented, that will fully enhance the property and highlight all the main selling features.

IS PROPERTY STYLING EXPENSIVE?
Property styling is a service offered to home sellers to capitalise on their biggest asset – their home. You need to think of it as an investment to maximise the final selling price of your property. The industry average is for every dollar you spend on staging, you get three dollars in return on your final selling price. Styling your property generally means you will spend less time on the market and achieve a significantly higher dollar return.
The cost of staging property is broken into two parts – Furniture Hire and Staging Costs, which involves delivery and installation, styling, removal and insurance. This also includes the time it takes to curate a bespoke package for your property and to place all items in situ to create the ‘Wow’ factor! Your agent can then capture beautiful photographic imagery for the marketing campaign to promote your property in the best possible way.
CAN I DO IT MYSELF AND SAVE SOME MONEY?
You can prepare your own home for sale, but seeing past the flaws and what you have come to understand about the space makes it difficult to be objective. The main reason for this is that there is too much tied up in the property emotionally.

SHOULD I STAGE PRIOR TO LISTING IT FOR SALE?
Property styling can be completed prior to listing with your agent, or in conjunction with them to develop a comprehensive styling and marketing strategy.
If your property has been on the market without a great deal of interest, property styling can invigorate the property and generate renewed buyer interest. Reviewing the property once it is on the market is common and issues can still be identified and worked on so that the property can attract the best buyer. You only get one chance to make a first impression. Don’t waste it!
WHAT IS THE DIFFERENCE BETWEEN A STYLIST & AN INTERIOR DESIGNER?
Whilst these two professions have similarities, they are worlds apart. An interior designer’s role is to consult with and provide a brief on the interiors of the home, advise on construction and source items for the project.
A property stylist aims to highlight the property’s key selling points and deflect away from any flaws to broaden the appeal of the home to the maximum number of buyers at sale time.
In short, an interior designer is best utilised for your forever home, and a property stylist is engaged on a short-term basis aimed at a high return on investment when it comes to sell.
